Even as we gradually emerge from the Covid-19 crisis, there’s no doubt that the virus has changed the way we live.
The spotlight on our homes is greater than ever. We’re now using our living spaces differently to accommodate work, play, rest and everything else in between. Industry insiders also foresee that the appreciation for more flexible design, sophisticated technology, community and the outdoors will stay with us post-pandemic.
GuocoLand’s latest integrated project on Beach Road encompasses all of the above and more. Sitting right above Bugis MRT Interchange Station, Guoco Midtown, a mixed-use development poised to become the new heart of the expanding CBD, will comprise a 30-storey office tower with 770,000 sq ft of premium Grade A office space, three concept retail clusters, two condominiums – Midtown Bay and Midtown Modern – with more than 700 luxury apartments, and a five-storey Network Hub building, which is a first-of-its kind business and social networking club. Midtown Modern is the only launch of a residential condominium within an integrated development in the area in the coming year.
Slated for completion in the first half of 2022, Guoco Midtown has already received top honours at the 4th EdgeProp Excellence Awards, as well as at the 10th Asia Property Awards (Singapore) organised by PropertyGuru. It went on to beat other major mixed-use developments in Asia, including China, to be named Best Mixed-use Development in the region at the 15th Asia Property Awards’ grand finals. For winning multiple awards for both its mixed-use projects and its ultra-luxury developments, GuocoLand was also named Best Developer in Asia.
Midtown Bay has a long list of enviable qualities, starting with its prime location. The sleek 33-storey residential tower, designed by international architectural firm Denton Corker Marshal, is situated amongst scores of shops, restaurants, bars, and cultural hotspots. President’s Design Award winner Peter Tay and his team are responsible for furnishing the 219 units of one- to three-bedroom apartments with luxurious, magazine-worthy touches. More than just looking good, his design concepts also revolves around flexibility to accommodate various lifestyle needs. “A room in the two-bedder can double as an office in the day, while the living area can act as a foyer or waiting area,” says realtor Richard Lin of ERA.
Duplexes within a modern high-rise are rare, which makes Midtown Bay’s 40 Designer Duplex Suites all the more covetable. These units can be adapted from a two-bedder to two one-bedroom units on each floor. “Both levels have a high ceiling height of 3.2 metres. Such a design makes it ideal for individuals with discerning tastes looking for the perfect combination of usability and flexibility of space, liveability and privacy,” adds Dora Chng, General Manager (Residential) of GuocoLand.
Those partial to the sense of community that comes with trendy co-living spaces and yet prefer the privacy of having their own personal spaces will be drawn to the Network Hub. It is a members-only business and social club for the office tenants of Guoco Midtown that residents of Midtown Bay also have access to. The 80,000 sq ft purpose-built facility features private office suites, networking lounges, meeting and conference facilities that are virtual-technology ready, private dining rooms with kitchens and travellers’ lounges for busy executives to freshen up.
There will also be collaborative work spaces, intimate rooms for private gatherings and large rooms for town hall meetings with a capacity of up to 200 people. Crowning the Network Hub is a roof garden with a number of recreational facilities such as a 40-metre lap pool, 100-metre jogging track around a bamboo grove, an event plaza for exercises, fitness corners, and poolside lounge areas for relaxation or cocktail parties. GuocoLand is the first developer in the region to introduce such a concept that is catered to both office tenants and residents.
Currently, more than 60 units have been sold and about 65% of them are the one-bedroom apartments, according to Lin. “The duplexes, which are one of its kind in the Downtown District, are available and bear views of Kallang Basin and Marina Bay. Midtown Bay’s location in the prime office and retail space, where tenant base is always generated, makes its rentability to be potentially high. It being a full commercial-zoned land parcel, the potential value of it will be exponential,” he adds.
